• PAYMENT POLICIES

● A $50 refundable deposit will be charged at time of reservation. 

● For weekend reservations, the full amount will be charged 7 days before arrival. 

● For weekday reservations, the full amount will be charged 5 days before arrival. 

● For same day reservations, the full amount will be charged immediately. 

● For holidays, a one night deposit will be charged at the time of booking and the balance will be charged 30 days before arrival.

For 5+nights:

● a deposit equal to 25% of the total will be charged at booking, to be applied to final bill.

● At 30 days before arrival, the deposit is no longer refundable and 2ⁿᵈ 25% payment will be charged.

● Remaining balance charged at 14 days before arrival.

● Fully refundable cancelation up to 30 days before arrival.

● Online Booking Fee of 10% charged for guests booked through OTAs that charge host fees.

CANCELLATION POLICIES

● Weekend: Free cancelation 7 days before arrival                                   

● Week Days: Free cancelation 5 days before arrival

● Same Day: non refundable cancellation only 

● 5+ Nights and holidays: Free cancelation 30 days before arrival

GENERAL POLICIES

● These are non-smoking/vaping Cottages. Smoking/Vaping is allowed in the gardens and porches only! A $50 cleaning fee will be charged for smoking in the cottages. 

● The cottages are for lodging only. We do not have permits for events. Police will be called. 

● Children of all ages are welcome. No special fees applied. 

● Pets are welcome. There is a $25 pet cleaning fee.  Dogs are not allowed on furniture or beds. An additional cleaning fee may be added.           

● Damage to the property caused by pets is the responsibility of the pet owner. 

● Weather: A full refund will be provided if roads into Little Rock are closed and/or the airport is closed. 

● This weather policy does not apply to canceled events or weather at point of departure or along the way.
